TAKING a boat ride, jet skiing or fishing after work, and still be home in time for dinner. It is possible to accomplish all these if you are a resident of the 345-acre Taman Tasik Prima in Puchong, a joint-venture development between Bolton Bhd and Prima Nova Group.

With a huge 120-acre lake in the northwest part of the development, its residents could look forward to recreational activities once they reached home, said Bolton chief operating officer Chan Wing Kwong .

''The location is excellent for professionals and businessmen who want to combine work and relaxation in their daily routine,'' he said.

Within the project, Chan has also introduced new concepts for the different phases of the development.

''In one of the phases for the terraced units, we converted the traditional back lane to a landscaped back garden leading to a central park where children can play safely without worrying about the traffic. For practical reasons, we have introduced the concept of linking the wet-kitchen with the car porch. Residents can carry their wet groceries directly into the wet kitchen unlike the conventional design of adjoining the living room and the car porch,'' he said.

Chan added: ''Buyers of our super-link terraces would enjoy a view of a 40-ft canal and the bungalow residents would be treated to a full view of the lake and that the breeze coming from across the lake meant the residents would live in a cooler environment throughout the day.''

The development on the 345 acres will stretch over eight years, with 2,200 units comprising double-storey terraced, semi-detached houses, waterfront bungalows, apartments, condominiums and lakefront commercial units. Total sales estimate is RM500mil.

''There will be three launches this year for the double-storey link houses and the bungalows,'' Chan said, adding that there would be about 400 units to be released, of which 18 to 20 units would be bungalows.

While most developers give purchasers the choice of bungalow designs, purchasers of Taman Tasik Prima units could also ''mix and match'' their selections of the front and back façade designs as well as floor layouts, according to Chan.

The land size will range from 8,000 to 15,000 sq ft while the average built-up area is about 4,000 sq ft.

The commercial plans are still being finalised, but Chan assured that the concept would be something new again, concentrating on meeting the needs of the residents of Taman Tasik Prima as well as the nearby estates.

''We are going to have a little bit of something for everyone here. We are not going to build a shopping mall or shopping complex but we will have shops or outlets in a self-contained development,'' he said.

Phase 1A comprising 69 units of 20 ft by 70 ft double-storey terraced Impiana homes was launched in March 2002, and all the units were sold within two weeks. The price tag for the intermediate unit was RM185,000, while the corner units were sold for between RM280,000 and RM390,000.

Out of the 120 units of 20 ft by 70 ft Idaman terrace houses launched, more than 80% had been sold.

The selling price for the intermediate lot was RM220,104 while the price tags for the corner units ranged from RM320,000 to RM400,000.

At the end of 2002, the developer launched 157 units of 22 ft by 75 ft Andaman terrace houses, with a price tag of RM257,397 for the intermediate units. For the corner units, the prices ranged from RM380,000 and RM450,000.

Chan said security was also high on the priority list, with gated community and guard patrolling service.

''Purchasers of Idaman units are offered free guard patrolling services for the first year after vacant possession. For the second year onwards, they can opt for assistance to renew their guard patrolling services and bear the costs for the services,'' he said.

Access to Taman Tasik Prima will be enhanced by four new interchanges to be built along the Lebuhraya Damansara-Puchong (LDP).

The interchanges are the IOI Mall interchange at Km22 of the highway, Taman Puchong Industri interchange near Bandar Puteri at Km24, the underpass at the LDP-Bukit Jalil Highway junction and upgrading of Kampung Baru cross bridge to a full diamond interchange for easier travel between Km22.4 Puchong and Jalan Puchong-Dengkil.

''Driving to Tesco Hypermarket takes about 10 minutes and to IOI Mall about 15 minutes,'' he said.

Some of Bolton's on-going projects include Taman Midah in Cheras, Lavender Heights in Senawang and Taman Muzaffar Syah in Melaka.

Prima Nova Group's projects include residential developments in Shah Alam , Klang, Sepang and Hulu Langat.
