Deputy managing director (property development) Ngian Siew Siong said that Sunway Kayangan, sited on 103 acres next to the Monterez Golf and Country Resort, would be launched in the middle of next month. The second project, on 100 acres about a kilometre away, is scheduled for launch in June next year.

''There is renewed interest in affordable houses in this location with the many incentives provided by the government under the economic stimulus package,'' he said during a press tour of Sunway Kayangan yesterday.

Ngian said there was good potential in the area as the corridor, sandwiched between Petaling Jaya and Shah Alam, was coming up, especially with the many ongoing developments including Bukit Jelutong, Subang 2, Subang Bestari, Puncak Perdana and Shah Alam 2.

''With the North Klang Valley Expressway, North-South Expressway central link and Jalan Subang, the area is easily accessible from Sungai Buloh, with amenities such as schools, colleges, hypermarkets, restaurants and financial institutions within close proximity,'' he added.

Ngian said Sunway Kayangan had been well received, with 80% of the 144 units under phase 1A snapped up during a recent preview.

The total development, which has a gross development value of RM250mil, would have 406 double-storey terraced houses, 291 super link units, 468 medium-cost apartments, and 21 shop-lots.

They are scheduled for completion in five years.

The terraced houses of about 2,000 sq ft would be priced from RM278,888 and the super link units from RM350,000.

Ngian said that other features of the project were the three-acre Balinese-themed town park - which has been completed - and 24-hour security patrol and motion detector lights.
