SunCity's maiden signature project [ 30/06/2003 ]

SUNWAY City Bhd (SunCity) is moving into more prestigious development with its maiden signature project, Sunway Rahman Putra in Sungei Buloh, Selangor, scheduled for launch in the middle of next month.


According to its managing director Datuk Wong Choon Kee, there is a pent-up demand for upmarket homes which are exquisitely designed within an exclusive environment.

''The market is certainly ready for this type of development, especially among the discerning purchasers who are educated and well travelled. They appreciate the inner beauty of well-designed homes and would upgrade their homes to a better environment from other areas,'' Wong told StarBiz in an interview.

Wong said buyers of Sunway homes also appreciated the Sunway brand as a hallmark of quality and timely delivery.

At Sunway Rahman Putra, he said, the 41 double-storey bungalows priced from RM1.3mil to RM1.9mil would have built-up from 5,000 sq ft to 6,500 sq ft.

''All the bungalows have golf course view and frontage and are tastefully designed with Balinese landscaping, complete with water fountains in the garden,'' Wong said.

The 112 super link courtyard homes, with built-up from 3,400 sq ft and priced from RM657,000 to RM1.1mil, have an exquisite internal courtyard which resembles the Baba-Nyonya homes of Malacca.

Wong said SunCity had appointed international landscape designer Made Wijaya from Bali to undertake the total landscaping works on the project with his highly acclaimed choice of flowering shrubs and indigenous stone works from Bali.

He said the theme was uniquely tropical with a touch of Bali. The tropical yet contemporary ambience brings out the cosiness and warmth of the home as one enters it.

Buyers have the option to select the landscaping package of water fountain features, complete with lime stones and shrubs, at an estimated cost from RM50,000.

''It is a signature project because its design and layout right through to the colour scheme are thoroughly thought of. The entire scheme looks high end, yet is affordable for this freehold development,'' he said.

Wong said visitors to the site marvelled at the extent of efforts put into the designs and landscaping of the project.

Located on 27.5 acres within the Rahman Putra Golf and Country Club, residents are protected by 24-hour security and burglar alarm systems.

At Mont Kiara, a 33-acre site will be transformed into Kiara Hills, a tropical living enclave of bungalows and town houses, designed by award-winning architects.

''Dubbed the Beverly Hills of Kuala Lumpur, the project is scheduled for launch in October, and would-be purchasers will be given a preview by invitation only,'' Wong said.

He said Kiara Hills was a highly exclusive development with 88 units of double-storey bungalow of between 7,000 sq ft and 12,000 sq ft in land area priced from RM4mil to RM5mil. There are also 33 units of 3 1/2 storey townhouses from RM1.5mil.

Elevated about 120 ft above ground level, the peak offers a good view of surrounding areas, including the KL city skyline.

''Works are in progress to build five show houses for completion in September and we have invited five top interior decorators from Malaysia and Singapore to design the homes individually,'' Wong said.

He said phase two would feature 200 units of double-storey condominium dubbed bungalows-in-the-sky for a later launch.

For security, the enclave will be gated and guarded with smart home features and electronic surveillance system.

Another high-end project by SunCity is Green Haven on 409 acres in Damansara Indah, fronting the Sri Selangor Golf Club.

The project, a joint venture with landowner Dijaya Group, comprises 41 resort villas priced from RM1.8mil to RM3mil under phase one slated for completion in 2005. Since its launch in February, more than 60% of the phase one units had been sold.

He said another 100 acres in Damansara were also slated for high-medium development of super link homes priced from RM500,000.

Wong said SunCity, with a land bank of 3,000 acres, had in place different product segments from low-medium range to high end, depending on their location.

''To meet demand for affordable housing, various projects are under way including Sunway Semenyih, with houses mostly priced from RM150,000 to RM300,000, Sunway Tunas Jaya in Penang (RM330,000 to RM450,000) and Sunway City Ipoh where double-storey villas are from RM200,000 and country homes from RM300,000,'' he added.
