RM4.5b sales seen from Plaza Sentral [ 23/9/2003 ]

KUALA Lumpur Sentral Sdn Bhd (KL Sentral), a subsidiary of Malaysian Resources Corp Bhd (MRCB), aims to achieve about RM4.5bil sales from the full commercial development of Plaza Sentral by 2012.

MRCB chairman Datuk Seri Syed Anwar Jamalullail said the Plaza Sentral project would be completed in six phases.

''With the resounding success of Plaza Sentral phase one, we are confident that phase two will receive similar response,'' he told reporters after the launch of the Plaza Sentral phase two in Kuala Lumpur yesterday by Kuala Lumpur mayor Datuk Mohmad Shaid Mohd Taufek.

Phase two consists of 174 office suites in two towers with a net floor area of 600,000 sq ft and is expected to bring in RM250mil for the company. Individual office space range from 1,600 to 4,000 sq ft, and is priced from RM440 to RM500 per sq ft.

To be completed within 24 months, it features state-of-the-art facilities such as fibre optics, broadband, building automation system and high-speed lifts. The faster than normal construction period for phase two was due to the earlier completion of the sub-structure, including the 1,400-lot car parks.

Syed Anwar said KL Sentral had received bookings for 185,000 sq ft or about 31% of commercial floor space valued at RM85.8mil in the two months following the soft launch of Plaza Sentral phase two.

Phase two had many favourable qualities, including good capital appreciation, attractive investment yield and freehold land tenure, he added.

KL Sentral chief executive officer Chan Chee Meng said Plaza Sentral phase one had a 100% take-up rate, bringing in RM240mil sales. It involved construction of the Sentral station, which forms the integral component of the whole development project.

Plaza Sentral, being built on 72 acres of prime residential and commercial land within the Kuala Lumpur city centre, comprises corporate offices, business suites, hotels, condominiums, a shopping mall and an international exhibition, convention and entertainment centre.
