Buyers snapping up Damansara Legenda bungalows [ 29/12/2003 ]

DAMANSARA Legenda, Mah Sing Group Bhd's first high-end development in the Klang Valley, is set to stamp its mark in the highly sought-after PJ North location.

The 17.4-acre freehold resort-style development - near the Tropicana Golf and Country Resort and just across the New Klang Valley Expressway (NKVE) from such ''hot'' projects as Bandar Utama, Mutiara Damansara, Damansara Perdana, Riana Green and the new commercial and entertainment hub of Ikea, Ikano Power Centre, The Curve, Tesco and 1 Utama shopping centre - has attracted close to 300 registrants, some of whom were so impatient to book a unit that they came with cheques in hand to buy the 12 bungalows and 104 semi-detached bungalows.

Many people turned up for a preview of the project at the JW Marriott Hotel in Kuala Lumpur on Dec 20.

Besides the stylish and practical layout design, all 116 units are three-storey high, something quite unique for a single development in the area. The houses too are competitively priced.

The five types of bungalows with 5,000 sq ft built-up area and land size of 3,850 to 11,300 sq ft would be priced around RM2mil each. The indicative prices for the four types of semi-detached bungalows are around RM1.3mil to RM1.5mil. They will have built-up areas of 3,800 to 4,060 sq ft and land area of 40 ft x 80 ft for type A, B and C and 40 ft x 70 ft for type D. Both the bungalows and semi-detached bungalows will have six to seven bedrooms!

There will be a grand entrance (similar to the lovely entrance statement in Mah Sing's new Austin Perdana project in Johor Baru) and just behind the guard house is a cute 0.4-acre ''central park'' complete with chess corner, social corner health path, tropical garden and a membrane shelter.

Mah Sing Properties Sdn Bhd senior general manager (marketing & sales) Ng Heng Phai said the land was originally planned for a high-density condominium with 40 to 50 units per acre compared to Damansara Legenda's density of seven units an acre.

''After we had bought the land, we decided to turn it into a low-density upmarket gated and guarded residential community. We go for a more quality lifestyle instead of merely maximising profit and adding to the problem of congestion had we proceeded with the original plan,'' he told StarBiz.

Ng said there would be a two-tier security system. The first tier would consist of a guardhouse and perimeter fencing with motion detectors and possibly infrared detectors as well. The second tier would be a central monitoring system where all the houses would have panic buttons that are linked to the guardhouse.

''It's not that this place is crime prone but we want to ensure a level of comfort and peace of mind for our purchasers,'' he said, adding that trees would be planted along the boulevards while cul-de-sacs would slow down traffic. Each house could park at least three cars while most units would be able to park four cars. All the bungalows are sited at strategic corners. In fact, some of them are located just behind the central landscaped garden.

Ng said this central park would serve as a gathering point for the residents to interact with one another. ''We want to promote neighbourliness among the residents. For example, residents can gather there during lantern festival,'' he added.

He said four show houses would be built - two units each for the bungalow and semi-detached bungalow.

Other proposed features would include anti-termite treatment, two-year free maintenance charges from period of delivery of vacant possession, smart access tag/card (for express lane at main entrance), Astro cable and point, food waste disposal system to kitchen, water booster pump to the first floor and smart home features. There would also be solar hot water storage heater to the master bedroom and hot water piping system to the other four bathrooms as well as jacuzzi and shower cubicle for the master bedroom.

Mah Sing Properties senior general manager Lim Bee Hock said the semi-detached bungalows would have a master bedroom that was 40 ft long. It would stretch from the front to the back of the house and would have a study room and attached bathroom.

Instead of guessing what purchasers want, Lim said questionnaires were sent out to prospective buyers to obtain their feedback on things like their preferred property, the kind of design features and floor finishes.

Although Damansara Legenda faces the NKVE, Ng feels that this is not an issue as there is sufficient buffer between the project and the highway. He said some prospective buyers had checked out the place and were satisfied with it. There will be a proposed link road to Ara Damansara.
