DAMANSARA Idaman, an exclusive bungalow enclave in the rapidly developing Damansara neighbourhood in Petaling Jaya, is set to become TA Properties Sdn Bhd's masterpiece of design excellence.

The gated and guarded community features 136 units of bungalow with various personalised themes and designs to suit individual lifestyles, TA Properties director Rabindran Thevar said.

Located on a 62-acre freehold parcel near the Tropicana Golf & Country Club, the project would be developed in 4 phases, expected to be completed in 2008.

The bungalows would be available in various land sizes from 8,000 to 11,000 sq ft with built-up areas ranging from 5,500 to 6,300 sq ft. The unit price from RM2.2mil to RM2.8mil is equivalent to about RM390 to RM400 per sq ft.

Rabindran said the project was based on the theme of a contemporary tropical resort living within a city – a fully secured homestead with tall tree-lined walk paths and landscaped water features to create a tranquil environment.

''Each unit comes with elements that will make them unique, such as swimming pools, floating decks, internal courtyards, ornamental ponds and other water features. Some of the units also feature double-volume living space with high ceilings to give them a sense of spaciousness.''

Every unit will include plants by the time the properties are handed over to the buyers.

The whole development will be lushly landscaped with green lungs, a recreational park and lake gardens.

The open home concept comes without fencing and gates in the front portion of the bungalow, but to give it a Malaysian flavour, gates would be put up at the back of the bungalows to demarcate the boundary of each unit.

He said buyers of the phase one bungalows would have a choice of 5 tropical contemporary themes with interior layout combining the elements of wood, nature and water.

The other phases would showcase their individual unique themes.

For security, every unit will come with smart house system with a touch-on screen panel control, central monitoring system linking the units to the guardhouse and closed circuit television at the guardhouse and perimeter fencing.

Even before the project's official launch on April, 21 units under phase one had been sold for a gross development value (GDV) of RM48mil.

''Buyers are very discerning now and they know a good product when they see one. The overwhelming response underscored their confidence for our plans to turn this scheme into a talked-about product. We are heartened that all the 21 units under phase one were sold merely by word of mouth,'' Rabindran added.

Benchmarking against the Sierra Mas residential enclave, Damansara Idaman is also a freehold property with an exclusive address, Rabindran said.

Three show bungalows were under construction and expected to be completed next month.

Rabindran said the management had initially wanted to sell bungalow lots instead of building them but when the demand for high-end homes started to pick up from around late 2001, it decided to create an exclusive bungalow enclave.

''The surrounding areas of this corridor are also fast developing into one of the most prestigious and established areas of Petaling Jaya, and we expect higher prices for the bungalows to be launched in the subsequent phases.''

The neighbourhood includes Tropicana Golf & Country Club, Ara Damansara, Aman Suria, Damansara Indah, Riana Green and Sunway Damansara.
