SEGAMAT-BASED property developer KSL Holdings Bhd is projecting RM800mil in sales from its soon-to-be launched Taman Kempas Indah project.

Executive director Ku Hwa Seng said the scheme on 237.845 acres of freehold land would have 4,030 residential and commercial properties.

The company, he said, was banking on the project’s proximity to the Johor Baru city centre and affordable pricing to attract buyers.

''The project will keep us busy for the next five years,'' Ku told reporters at a press conference yesterday.

He said phase one of the project comprising 237 single-storey terrace and 76 double-storey terrace houses would be launched this weekend.

The single-storey terrace house with a 1,203-sq ft floor area is priced from RM156, 800 each while the double-storey terrace houses with 2,096 sq ft come start from RM228,800 each.

''We are using the pricing strategy to attract buyers and it has proven successful at our flagship project in Johor Baru Taman Nusa Bestari II,'' Ku added.

He said the development received overwhelming response since its launch in April 2001 despite having to compete with eight ongoing housing projects in the vicinity.

Ku said another pull factor for Taman Kempas Indah was its location, about 18km from the Johor Baru city centre, and next to the Star Hill Golf & Country Club.

''There are no other housing projects in Johor Baru next to a golf course offering affordably priced houses,'' he said.

He added that the golf club management had approached the company on the possibility of offering memberships to buyers of Taman Kempas Indah houses.

For the first six months of 2004, the company recorded RM133.1mil in sales against RM94.8mil in the corresponding period of 2003, while pre-tax profits rose to RM58.8mil from RM47.1mil in 2003.
