Developer plans more launches in 2005 [ 14/03/2005 ]

RIDING on the good demand for lifestyle homes, Dijaya Corp Bhd has lined up an array of property launches this year that include luxurious semi-detached houses, bungalow lots, resort bungalows and condominiums at its projects in the Klang Valley.

For the current financial year ending Dec 31, properties worth some RM400mil would be launched, of which some 90% would be high-end homes.

Dijaya Corp managing director P.K. Poh said the group hoped to achieve a higher sales of RM300mil this year compared with some RM250mil recorded in the previous years.

The group’s flagship project, the 625-acre Tropicana Golf & Country Resort, is still a well-sought-after address despite being more than a decade old. The project took off in 1992.

Although a sizeable portion of the project has been completed, the development of other precincts comprising high-rise condominiums and commercial area is earmarked for completion in the next six to seven years for a gross development value (GDV) of RM500mil.

The last residential parcel in Tropicana would feature 17 Green Acres 2 bungalow lots with land size ranging from 7,600 sq ft to 14,000 sq ft. With average prices of RM150 per sq ft, this phase is expected to generate some RM20mil in GDV.

Vista Tropicana, to be launched at the end of this year, will be the first luxury condominium development within the Tropicana gated community.

With golf course frontage, the 80 condominium units under phase one will have built-up areas of 1,900 to 3,000 sq ft. Priced from RM300 per sq ft, it would yield a GDV of RM64mil.

The Oasis commercial precinct, featuring 80 units of four- to seven-storey lifestyle shop office of 1,700 to 2,000 sq ft, would generate a GDV of RM38mil.

Another condominium launch will be Casa Tropicana phase four. The 296 units with average built-up of 1,250 sq ft would be priced from RM280,000 for a GDV of RM90mil.

At the adjacent Damansara Indah project, 84 Green Haven bungalow lots measuring 7,900 to 21,000 sq ft are available. Priced from RM128 per sq ft, the launch would yield a GDV of RM113mil.

There would also be 12 resort-bungalows of between 7,600 and 14,000 sq ft each. Catering to big families, the bungalows, with price tags from RM2.8mil, have been designed to accommodate three generations.

For those looking for less pricey homes, they can opt for the three-storey semi-detached units at the Villa Green 3A precinct. The 86 units with built-up of some 5,500 sq ft would be priced from RM1.7mil.

Condominiums are also available at Damansara Indah. The 391 units of Casa Indah 2 condominiums will come in sizes of 1,100 to 1,400 sq ft at an average price of RM250,000.
