SIJORI Holdings Sdn Bhd expects its Taman Impian Jaya project in Johor to generate RM1.2bil in sales.

Chief executive officer Arthur Toh said the total development on 400 acres would be completed in seven years and would have some 6,000 units of residential and commercial properties.

He said the company was banking on the project's location within the vicinity of Mukim Tebrau and easy accessibility to attract buyers.

''Mukim Tebrau is buzzing with so many ongoing and soon-to-be-launched housing projects,'' Toh said in an interview with StarBiz.

He said the company took over the almost-abandoned Taman Impian Jaya project in 2002 and to date had completed 400 single and double-storey terrace houses.

Sijori, he said, did not perceive other developers in the area as competitors, adding that each had its own niche market and marketing strategies.

Toh said the company launched 65 of the 24ft by 75ft Secret Garden single and double-storey terrace houses in Taman Impian Jaya early this year. In two months it will launch another 20 double-storey units.

Priced from RM150,000 onwards each, these units had attracted good response, he said.

Toh said the Secret Garden homes differed from most houses of similar built-up areas as they had a backyard garden which the homeowner could turn into a private sanctuary. ''The company may offer a similar concept for our future launches,'' he added.

He said the Secret Garden homes had a 36-month defect warranty.

Toh said the company would launch its three-bedroom townhouses in the middle of the year. Priced below RM100,000 each, they will have 1,000 sq ft in built-up area.
