UM Land sees good take-up for new project [ 16/06/2006 ]

JOHOR BARU: Dynasty View Sdn Bhd, a wholly-owned subsidiary of United Malayan Land Bhd, sees positive response to its new housing scheme.

Its acting general manager Wong Kuen Kong said the houses in its on-going Seri Austin township project in Mukim Tebrau were recording encouraging sales.

He said the company was experiencing good take-up rate for its project although there was a property overhang and slowdown in the Johor Baru market.

Launched last July, phase 1A saw 96% of the 153 single-storey terrace houses taken up, while phase 1B recorded 50% take-up rate for the 268 single-storey terraces launched last September, Wong said.Phase 1C comprising 363 double-storey terrace houses was launched last November and had recorded 70% take-up rate to-date, he added.

''To-date, the turnover from the three phases is RM80mil,'' he told reporters at the preview of the Deanna Homes double-storey terrace units.

Wong said the 20ft X 70ft houses, with a built-up area of 1,810 sq ft each and priced from RM196,800, would be launched on Sunday.

He said the Deanna Homes design featured a large roof terrace providing additional space of 200 sq ft and the company offered RM10,000 rebate to early purchasers.

Dynasty View marketing and sales senior manager Zamry Ibrahim said the company was targeting RM30mil in sales from the 150 units offered.

He said the company's show unit had allowed potential buyers to view the house and give their comments and suggestions.

The feedback received from prospective house buyers was good as it helped the company to cater to buyers' liking he said, adding that 30% of the units had been pre-booked.

''We may use the feedback system for our future launches in our housing projects in Johor,'' he said.
